This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Access Statement for The Garden Rooms at Downside House – 2 Bedroom cottage


Downside House is located in the village of Chilcompton. The Garden Rooms is a self-contained 2 bedroom property which sits in the grounds of Downside House, a grade II listed property dating from 1734. We sit approximately 11 Miles from Frome, 12 Miles from Bath, 9 miles from Wells and 17 miles from Bristol. We sit on a level plot with a slight gradient to the drive.

The property is single storey and has 2 bedrooms. One with a King-size bed and one with a super-king-size bed or twin beds, depending on your requirements. Both bedrooms are located on the ground floor.

The Garden Rooms have a fresh modern feel. The kitchen, dining and sitting room forms one open plan space. The bathroom has a separate shower, bath, basin and w/c. There is a private outside space with seating.

The immediate roads once leaving Downside House are on the level and have pavements which you can access the local shop and pubs from. However further down the village pavements are not so available and there is a steep gradient to the bottom of the village.

•    Nearest train stations: Frome 11 miles, Bath 12 miles, Castle Cary 14 miles
•    Various accessible taxi companies depending the station you arrive at
•    Frequent bus service from Bristol (Number 173 run hourly), Bath (hourly, number 173), Wells (hourly, number 173), Frome (run every 2hrs, number 184). The bus stop is approximately 200m from the property. Please alight at ‘the Redan Inn’ stop
•    No collection service available
•    The local roads are level and have a pavement. Further down the village there are less pavements and it becomes quite steep
•    No information about local services for disabled people, however we can research if required
•    Majority of major supermarkets deliver to the village. Supermarkets local to Downside House include; Waitrose, Morrison, Tesco, Lidel (Wells), Sainsburys, Tesco, Lidel (Midsomer Norton)
•    No alternative formats as standard, on request we can offer large print
•    Downside house and cottages are located on the B3139 Wells Road, which runs through Chilcompton. The drive is accessed off ‘Carters Way’, and then the first wooden gates on the right where you will see the signs for the house. For further information please refer to our website

Key Collection, Welcome and Car Parking

•    The key will be available on arrival from Downside House. However a key safe is available should it be required
•    Keys will be brought out to you for a brief meet and handover, providing the opportunity to ask any questions relating to the property
•    Parking is available on site for two cars (this is secure parking behind electric gates) you will be given a key fob allowing access as you please
•    The drive is gravel, no designated Blue Badge parking
•    Sensor lighting in the parking area and path to the cottages

Entrance to Property

•    There is one door threshold of 30mm entering the property. No handrail or ramp available
•    Accessed through French doors min width 820mm, max width 1680mm
•    Access directly into the open plan living/dining/kitchen. Bright during the day with windows on three sides. Variety of lighting, including down lighting and side lights (living area), under lighting and down lighting (kitchen), down lighting and single pendant (dining area)
•    Wooden oak flooring throughout the open plan area, no steps. One rug (short pile)
•    We will be pleased to help you with your luggage into the cottage if you require assistance


•    Area where doors lead off for bedrooms and bathroom. Two ceiling pendants, good lighting
•    Over 800mm width. Access to store cupboard with iron, broom etc
•    Wooden floor, one level, no stairs. Dark grey skirting boards and door surrounds. Lighter grey walls

Sitting Room/Lounge

•    Forms part of the level open plan dining and kitchen area. 1 x three seater sofa, and 2 x arm chairs (low arm). Foam seats

•    All furniture is movable
•    Wall mounted TV with subtitles

•    Down lights and one single pendant light above the table
•    Gap between the table and work surface measures 700mm (the table can be moved to make this wider if needed)

•    Height of electric oven from floor 280mm up to 740mm with a drop down opening door
•    Height of electric hob 910mm
•    Height of microwave 910mm – 1170mm
•    Wooden work surface 910mm high
•    Highest shelf in the kitchen is 1900mm and lowest draw in the fridge 290mm
•    The dining table is located adjacent to the kitchen (please see table/chair information in the dining room description)
•    Height of wall units containing crockery 1900mm. These items can be moved to a lower position on request
•    Sink has a single lever mixer tap
•    Cordless kettle
•    Ceiling down lights and under cupboard lighting
•    Blinds at the windows

Bedroom 1 (master bedroom with walk in wardrobe/storage space)

•    Master bedroom is a king size bed
•    Width next to the bed in the king sized room is 600mm and 650mm
•    Height of the king sized bed to mattress top is 600mm
•    Clear space under the bed measures 280mm
•    Ceiling pendant and two bedside lights
•    Walk in storage area for clothes with fixed rail height and shelving
•    Full length mirror in bedroom
•    Oak wooden flooring
•    Pillows and duvet inners plus bedding protectors can be non-allergenic if required. Please specify on booking
•    Wall mounted TV with subtitles (instructions available)

Bedroom 2 (zip linked super king sized bed)

•    Ground floor
•    Doorway 780mm clear
•    Movable bedside tables
•    Zip linked bed, either super-king sized bed or full size pair of single beds
•    Width next to the bed in the super king sized bedroom is 740mm and 600mm
•    Height of the super king sized bed to mattress top is 670mm
•    Ceiling pendant and two bedside lights
•    Chest of draws and drop down hanging for cloths on hangers if required
•    Oak wooden flooring with rug (rug can be removed if required, small pile)
•    Pillows and duvet inners plus bedding protectors can be non-allergenic if required. Please specify on booking

All decoration throughout, other than the bathroom is: wooden oak flooring, dark grey skirting and door surrounds, pale grey walls and white blinds. White bedding and towels.

We welcome assistance dogs. The garden is secure and we can provide bowls should you require.

There is a doctors surgery located opposite Downside House, St Chads Surgery. And the local community hospital is Paulton. For A&E you would need to travel to Bath RUH. Details below;

There is no telephone fitted, however there is mobile phone reception. There is free WiFi in the cottage. There is a mains wired smoke alarm. Lighting Is in place should there be a powercut.

As this is a new venture we aim to learn from our experiences and take on board any feedback our guests give us.
